PRACTICAL GUIDE

Which EPC does your property need?

An existing home and a business unit are different assessment tasks. Start with the property’s use, whether it already has a valid record and what you have been asked to provide.

Start with the property

The assessor records the home’s construction, windows, heating, hot water and visible insulation. Suitable evidence can help establish features hidden behind finishes.

Gather the right information

The A–G rating is calculated using standard assumptions. It describes the building’s assessed performance, rather than measuring the current household’s bills.

Ask the useful questions

Check the official register for the exact property before ordering another assessment. An existing valid certificate may already be available free.

Agree the next step

Share any deadline, extensions, shared heating or access restrictions when arranging the visit. An EPC does not replace a structural survey or safety inspection.

Put the information to use

Access to rooms, heating controls, hot-water equipment and accessible insulation.

Turn the information into the next question

Ask what the document tells you and what it leaves unanswered. An energy rating is not an inspection of every building defect. A proposed improvement may need advice about ventilation, moisture, permissions or product suitability before an installer is instructed.
